Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Smiths Lake recorded 77 criminal incidents in the 12 months to March 2026, up 108.1% from 37 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $625 a week and flats/units at $420. Townhouse bonds sat at $570 a week. Two-bedroom bonds had a median of $440; three-bedroom bonds $600. One-bedroom bonds sat at $320 a week. Four-bedroom bonds sat at $670 a week. Half of new bonds sat between $415 and $640 a week. Fair Trading recorded 870 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $400 to $520 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 32 and violent-related offences 26. Theft made up the largest published share (20 incidents, 26%). Next was Intimidation, stalking and harassment (12).
