Cheltenham is a NSW suburb in Parramatta LGA, matched to postcode 2119 — also covering Beecroft. New rental bonds in that postcode had a median weekly rent of $850 in 2025, up 2.4% from $830 in 2024. That is about 22% above the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Cheltenham recorded 51 criminal incidents in the 12 months to March 2026, down 7.3% from 55 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $1,000 a week and flats/units at $660. Two-bedroom bonds had a median of $800; three-bedroom bonds $950. One-bedroom bonds sat at $640 a week. Four-bedroom bonds sat at $1,100 a week. Half of new bonds sat between $650 and $1,020 a week. Fair Trading recorded 193 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $640 to $850 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Transport regulatory offences were 15 (29% of the total); excluding them, the count is 36. Fare and parking enforcement can move that category independently of neighbourhood property or violent crime. Transport regulatory offences made up the largest published share (15 incidents, 29%).
