New rental bonds in that postcode had a median weekly rent of $620 in 2025, up 6.5% from $582 in 2024. That is about 11% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Bellambi recorded 602 criminal incidents in the 12 months to March 2026, up 18.7% from 507 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $700 a week and flats/units at $520. Townhouse bonds sat at $700 a week. Two-bedroom bonds had a median of $550; three-bedroom bonds $750. One-bedroom bonds sat at $405 a week. Four-bedroom bonds sat at $950 a week. Half of new bonds sat between $500 and $750 a week. Fair Trading recorded 588 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $475 to $620 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 160 and violent-related offences 160. Transport regulatory offences made up the largest published share (141 incidents, 23%). Next was Theft (113). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
