Sydenham is a NSW suburb in Sydney LGA, matched to postcode 2044 — also covering St Peters, St Peters Dc, Tempe. New rental bonds in that postcode had a median weekly rent of $895 in 2025, up 5.9% from $845 in 2024. That is about 29% above the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Sydenham recorded 311 criminal incidents in the 12 months to March 2026, down 22.6% from 402 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $980 a week and flats/units at $760. Townhouse bonds sat at $850 a week. Two-bedroom bonds had a median of $890; three-bedroom bonds $1,040. One-bedroom bonds sat at $628 a week. Four-bedroom bonds sat at $1,200 a week. Half of new bonds sat between $700 and $1,050 a week. Fair Trading recorded 451 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $650 to $895 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Transport regulatory offences were 138 (44% of the total); excluding them, the count is 173. Fare and parking enforcement can move that category independently of neighbourhood property or violent crime.
