Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Sutton Forest recorded 25 criminal incidents in the 12 months to March 2026, down 26.5% from 34 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $680 a week and flats/units at $470. Townhouse bonds sat at $582 a week. Two-bedroom bonds had a median of $505; three-bedroom bonds $650. One-bedroom bonds sat at $420 a week. Four-bedroom bonds sat at $775 a week. Half of new bonds sat between $520 and $760 a week. Fair Trading recorded 376 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $520 to $650 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 11 and violent-related offences 6. Theft made up the largest published share (8 incidents, 32%). Next was Intimidation, stalking and harassment (3). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
