New Berrima is a NSW suburb in Shellharbour LGA, matched to postcode 2577 — also covering Avoca, Barren Grounds, Barrengarry and nearby localities. New rental bonds in that postcode had a median weekly rent of $650 in 2025, up 8.3% from $600 in 2024. That is about 6% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. New Berrima recorded 19 criminal incidents in the 12 months to March 2026. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $680 a week and flats/units at $470. Townhouse bonds sat at $582 a week. Two-bedroom bonds had a median of $505; three-bedroom bonds $650. One-bedroom bonds sat at $420 a week. Four-bedroom bonds sat at $775 a week. Half of new bonds sat between $520 and $760 a week. Fair Trading recorded 376 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $520 to $650 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Counts this small swing easily from year to year and should not be read as a trend on their own. Property offences: 7. Violent-related offences: 9. The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
