Shoalhaven Heads is a NSW suburb in Kiama LGA, matched to postcode 2535 — also covering Back Forest, Bellawongarah, Berry and nearby localities. New rental bonds in that postcode had a median weekly rent of $682 in 2025, up 4.9% from $650 in 2024. That is close to the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Shoalhaven Heads recorded 93 criminal incidents in the 12 months to March 2026, unchanged from 93 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $730 a week and flats/units at $460. Townhouse bonds sat at $652 a week. Two-bedroom bonds had a median of $550; three-bedroom bonds $680. Four-bedroom bonds sat at $810 a week. Half of new bonds sat between $584 and $800 a week. Fair Trading recorded 145 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $575 to $682 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 48 and violent-related offences 28. Theft made up the largest published share (32 incidents, 34%). Next was Malicious damage to property (16). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
