Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Back Forest recorded 2 criminal incidents in the 12 months to March 2026. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $730 a week and flats/units at $460. Townhouse bonds sat at $652 a week. Two-bedroom bonds had a median of $550; three-bedroom bonds $680. Four-bedroom bonds sat at $810 a week. Half of new bonds sat between $584 and $800 a week. Fair Trading recorded 145 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $575 to $682 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Counts this small swing easily from year to year and should not be read as a trend on their own. Property offences: 2. Violent-related offences: 0. The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
