Norwest is a NSW suburb in Parramatta LGA, matched to postcode 2153 — also covering Baulkham Hills, Bella Vista, Crestwood and nearby localities. New rental bonds in that postcode had a median weekly rent of $780 in 2025, up 4.0% from $750 in 2024. That is about 12% above the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Norwest recorded 200 criminal incidents in the 12 months to March 2026, down 16.7% from 240 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $850 a week and flats/units at $680. Townhouse bonds sat at $800 a week. Two-bedroom bonds had a median of $680; three-bedroom bonds $780. One-bedroom bonds sat at $600 a week. Four-bedroom bonds sat at $950 a week. Half of new bonds sat between $650 and $900 a week. Fair Trading recorded 1,559 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $550 to $780 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 109 and violent-related offences 46. Theft made up the largest published share (94 incidents, 47%). Next was Intimidation, stalking and harassment (23). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
