Eden is a NSW suburb in Snowy Monaro LGA, matched to postcode 2551 — also covering Boydtown, Edrom, Green Cape and nearby localities. New rental bonds in that postcode had a median weekly rent of $490 in 2025, up 2.1% from $480 in 2024. That is about 30% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Eden recorded 307 criminal incidents in the 12 months to March 2026, down 26.9% from 420 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $570 a week and flats/units at $405. Two-bedroom bonds had a median of $418; three-bedroom bonds $570. Half of new bonds sat between $410 and $580 a week. Fair Trading recorded 69 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $375 to $490 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 123 and violent-related offences 74. Theft made up the largest published share (80 incidents, 26%). Next was Assault (47). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode. The two windows are not identical: rents are calendar year, recorded crime is the 12 months to March 2026.
