Botany is a NSW suburb in Bayside (NSW) LGA, matched to postcode 2019 — also covering Banksmeadow. New rental bonds in that postcode had a median weekly rent of $850 in 2025, up 3.7% from $820 in 2024. That is about 22% above the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Botany recorded 382 criminal incidents in the 12 months to March 2026, up 6.7% from 358 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $1,198 a week and flats/units at $775. Townhouse bonds sat at $1,200 a week. Two-bedroom bonds had a median of $900; three-bedroom bonds $1,200. One-bedroom bonds sat at $700 a week. Four-bedroom bonds sat at $1,512 a week. Half of new bonds sat between $700 and $1,000 a week. Fair Trading recorded 651 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $580 to $850 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 179 and violent-related offences 106. Theft made up the largest published share (139 incidents, 36%). Next was Assault (44). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
