Bombira is a NSW suburb in Lithgow LGA, matched to postcode 2850 — also covering Aarons Pass, Apple Tree Flat, Avisford and nearby localities. New rental bonds in that postcode had a median weekly rent of $580 in 2025, up 1.8% from $570 in 2024. That is about 16% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Bombira recorded 24 criminal incidents in the 12 months to March 2026, down 22.6% from 31 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $600 a week and flats/units at $430. Townhouse bonds sat at $565 a week. Two-bedroom bonds had a median of $450; three-bedroom bonds $570. One-bedroom bonds sat at $340 a week. Four-bedroom bonds sat at $680 a week. Half of new bonds sat between $500 and $674 a week. Fair Trading recorded 858 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $450 to $580 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 5 and violent-related offences 4. Against justice procedures made up the largest published share (9 incidents, 38%). Next was Theft (4). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
