Berowra is a NSW suburb in Hornsby LGA, matched to postcode 2081 — also covering Cowan. New rental bonds in that postcode had a median weekly rent of $785 in 2025, up 0.6% from $780 in 2024. That is about 13% above the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Berowra recorded 170 criminal incidents in the 12 months to March 2026, up 32.8% from 128 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $820 a week. Two-bedroom bonds had a median of $600; three-bedroom bonds $785. Four-bedroom bonds sat at $895 a week. Half of new bonds sat between $612 and $900 a week. Fair Trading recorded 58 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $630 to $785 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 79 and violent-related offences 30. Theft made up the largest published share (50 incidents, 29%). Next was Transport regulatory offences (38). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode. The two windows are not identical: rents are calendar year, recorded crime is the 12 months to March 2026.
