Valley Heights recorded 37 criminal incidents in the 12 months to March 2026, down 7.5% from 40 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $680 a week and flats/units at $478. Townhouse bonds sat at $620 a week. Two-bedroom bonds had a median of $530; three-bedroom bonds $660. One-bedroom bonds sat at $435 a week. Four-bedroom bonds sat at $790 a week. Half of new bonds sat between $580 and $750 a week. Fair Trading recorded 216 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $490 to $660 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 24 and violent-related offences 8. Theft made up the largest published share (24 incidents, 65%). Next was Intimidation, stalking and harassment (4).
