Thurgoona is a NSW suburb in Snowy Valleys LGA, matched to postcode 2640 — also covering Albury, Bungowannah, East Albury and nearby localities. New rental bonds in that postcode had a median weekly rent of $490 in 2025, up 8.9% from $450 in 2024. That is about 30% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Thurgoona recorded 414 criminal incidents in the 12 months to March 2026, down 2.4% from 424 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $535 a week and flats/units at $375. Townhouse bonds sat at $460 a week. Two-bedroom bonds had a median of $400; three-bedroom bonds $500. One-bedroom bonds sat at $300 a week. Four-bedroom bonds sat at $620 a week. Half of new bonds sat between $400 and $590 a week. Fair Trading recorded 1,693 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $350 to $490 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 175 and violent-related offences 144. Theft made up the largest published share (133 incidents, 32%). Next was Assault (55). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
