Sunshine is a NSW suburb in Lake Macquarie LGA, matched to postcode 2264 — also covering Balcolyn, Bonnells Bay, Brightwaters and nearby localities. New rental bonds in that postcode had a median weekly rent of $600 in 2025, up 5.3% from $570 in 2024. That is about 14% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Sunshine recorded 9 criminal incidents in the 12 months to March 2026. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $620 a week and flats/units at $470. Townhouse bonds sat at $600 a week. Two-bedroom bonds had a median of $490; three-bedroom bonds $600. One-bedroom bonds sat at $390 a week. Four-bedroom bonds sat at $700 a week. Half of new bonds sat between $502 and $699 a week. Fair Trading recorded 482 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $445 to $600 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Counts this small swing easily from year to year and should not be read as a trend on their own. Property offences: 3. Violent-related offences: 6. The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
