Rental Reviews and Suburb Stats
South Arm (Nambucca Valley) is a NSW suburb in Nambucca Valley LGA, matched to postcode 2449 — also covering Bowraville, Missabotti, Argents Hill and 4 more. New rental bonds in that postcode had a median weekly rent of $470 in 2025, up 3.3% from $455 in 2024. That is about 32% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. South Arm (Nambucca Valley) recorded 26 criminal incidents in the 12 months to March 2026, down 33.3% from 39 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $500 a week. Half of new bonds sat between $420 and $550 a week. Fair Trading recorded 29 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $350 to $470 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 3 and violent-related offences 13. Against justice procedures made up the largest published share (7 incidents, 27%). Next was Intimidation, stalking and harassment (5). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode. The two windows are not identical: rents are calendar year, recorded crime is the 12 months to March 2026.
