Shelly Beach is a NSW suburb in Central Coast (NSW) LGA, matched to postcode 2261 — also covering Bateau Bay, Bay Village, Berkeley Vale and nearby localities. New rental bonds in that postcode had a median weekly rent of $600 in 2025, up 9.1% from $550 in 2024. That is about 14% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Shelly Beach recorded 55 criminal incidents in the 12 months to March 2026, up 1.9% from 54 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $650 a week and flats/units at $492. Townhouse bonds sat at $622 a week. Two-bedroom bonds had a median of $520; three-bedroom bonds $650. One-bedroom bonds sat at $380 a week. Four-bedroom bonds sat at $800 a week. Half of new bonds sat between $500 and $710 a week. Fair Trading recorded 1,606 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $460 to $600 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 26 and violent-related offences 20. Malicious damage to property made up the largest published share (15 incidents, 27%). Next was Theft (11).
