Sawyers Gully is a NSW suburb in Maitland LGA, matched to postcode 2326 — also covering Abermain, Bishops Bridge, Loxford and nearby localities. New rental bonds in that postcode had a median weekly rent of $500 in 2025, up 4.2% from $480 in 2024. That is about 28% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Sawyers Gully recorded 44 criminal incidents in the 12 months to March 2026, down 21.4% from 56 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $532 a week and flats/units at $400. Two-bedroom bonds had a median of $450; three-bedroom bonds $532. One-bedroom bonds sat at $345 a week. Four-bedroom bonds sat at $630 a week. Half of new bonds sat between $450 and $560 a week. Fair Trading recorded 122 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $360 to $500 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 26 and violent-related offences 9. Theft made up the largest published share (15 incidents, 34%). Next was Arson (7). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
