New rental bonds in that postcode had a median weekly rent of $595 in 2025, up 4.4% from $570 in 2024. That is about 14% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Sapphire Beach recorded 194 criminal incidents in the 12 months to March 2026, up 12.1% from 173 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $680 a week and flats/units at $475. Townhouse bonds sat at $630 a week. Two-bedroom bonds had a median of $520; three-bedroom bonds $650. One-bedroom bonds sat at $390 a week. Four-bedroom bonds sat at $790 a week. Half of new bonds sat between $470 and $700 a week. Fair Trading recorded 1,825 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $470 to $595 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 134 and violent-related offences 26. Theft made up the largest published share (120 incidents, 62%). Next was Against justice procedures (13). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
