Richards is a NSW suburb in Penrith LGA, matched to postcode 2765 — also covering Angus, Berkshire Park, Box Hill and nearby localities. New rental bonds in that postcode had a median weekly rent of $795 in 2025, up 4.6% from $760 in 2024. That is about 14% above the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Richards recorded 13 criminal incidents in the 12 months to March 2026. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $800 a week and flats/units at $500. Townhouse bonds sat at $700 a week. Two-bedroom bonds had a median of $525; three-bedroom bonds $700. One-bedroom bonds sat at $450 a week. Four-bedroom bonds sat at $800 a week. Half of new bonds sat between $720 and $850 a week. Fair Trading recorded 2,589 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $600 to $795 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Counts this small swing easily from year to year and should not be read as a trend on their own. Property offences: 10. Violent-related offences: 1. The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
