Oolong is a NSW suburb in Goulburn Mulwaree LGA, matched to postcode 2581 — also covering Bellmount Forest, Bevendale, Biala and nearby localities. New rental bonds in that postcode had a median weekly rent of $550 in 2025, up 15.8% from $475 in 2024. That is about 21% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Oolong recorded 2 criminal incidents in the 12 months to March 2026. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $590 a week. Half of new bonds sat between $482 and $700 a week. Fair Trading recorded 19 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $440 to $550 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Counts this small swing easily from year to year and should not be read as a trend on their own. Property offences: 1. Violent-related offences: 1. The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode. The two windows are not identical: rents are calendar year, recorded crime is the 12 months to March 2026. Some person-offence categories are not itemised here because suburb geography under-counts them.
