Mayfield East is a NSW suburb in Newcastle LGA, matched to postcode 2304 — also covering Kooragang, Mayfield, Mayfield North and nearby localities. New rental bonds in that postcode had a median weekly rent of $620 in 2025, up 6.9% from $580 in 2024. That is about 11% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Mayfield East recorded 82 criminal incidents in the 12 months to March 2026, down 28.7% from 115 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $680 a week and flats/units at $470. Townhouse bonds sat at $792 a week. Two-bedroom bonds had a median of $600; three-bedroom bonds $710. One-bedroom bonds sat at $260 a week. Four-bedroom bonds sat at $800 a week. Half of new bonds sat between $410 and $710 a week. Fair Trading recorded 843 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $420 to $620 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 44 and violent-related offences 25. Theft made up the largest published share (37 incidents, 45%). Next was Assault (14). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
