Malabar is a NSW suburb in Bayside (NSW) LGA, matched to postcode 2036 — also covering Chifley, Eastgardens, Hillsdale and nearby localities. New rental bonds in that postcode had a median weekly rent of $1,050 in 2025, up 5.0% from $1,000 in 2024. That is about 51% above the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Malabar recorded 292 criminal incidents in the 12 months to March 2026, up 5.4% from 277 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $1,450 a week and flats/units at $1,030. Townhouse bonds sat at $1,400 a week. Two-bedroom bonds had a median of $1,050; three-bedroom bonds $1,350. One-bedroom bonds sat at $820 a week. Four-bedroom bonds sat at $1,710 a week. Half of new bonds sat between $840 and $1,300 a week. Fair Trading recorded 2,328 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $600 to $1,050 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 95 and violent-related offences 70. Against justice procedures made up the largest published share (77 incidents, 26%). Next was Theft (63). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
