Jewells is a NSW suburb in Lake Macquarie LGA, matched to postcode 2280 — also covering Belmont, Belmont North, Belmont South and nearby localities. New rental bonds in that postcode had a median weekly rent of $650 in 2025, up 13.0% from $575 in 2024. That is about 6% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Jewells recorded 89 criminal incidents in the 12 months to March 2026, down 17.6% from 108 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $680 a week and flats/units at $480. Townhouse bonds sat at $680 a week. Two-bedroom bonds had a median of $540; three-bedroom bonds $690. One-bedroom bonds sat at $425 a week. Four-bedroom bonds sat at $850 a week. Half of new bonds sat between $520 and $750 a week. Fair Trading recorded 461 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $455 to $650 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 43 and violent-related offences 25. Theft made up the largest published share (31 incidents, 35%). Next was Against justice procedures (15). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
