Gum Scrub is a NSW suburb in Nambucca Valley LGA, matched to postcode 2441 — also covering Allgomera, Allgomera Creek, Ballengarra and nearby localities. New rental bonds in that postcode had a median weekly rent of $480 in 2025, up 5.5% from $455 in 2024. That is about 31% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Gum Scrub recorded 7 criminal incidents in the 12 months to March 2026. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $480 a week. Two-bedroom bonds had a median of $450; three-bedroom bonds $520. Half of new bonds sat between $430 and $550 a week. Fair Trading recorded 61 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $350 to $480 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Counts this small swing easily from year to year and should not be read as a trend on their own. Property offences: 2. Violent-related offences: 3. The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode. The two windows are not identical: rents are calendar year, recorded crime is the 12 months to March 2026.
