Dumaresq Valley is a NSW suburb in Tenterfield LGA, matched to postcode 2372 — also covering Back Creek, Billyrimba, Black Swamp and nearby localities. New rental bonds in that postcode had a median weekly rent of $400 in 2025, unchanged from $400 in 2024. That is about 42% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Dumaresq Valley recorded 1 criminal incident in the 12 months to March 2026. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $440 a week and flats/units at $250. Two-bedroom bonds had a median of $365; three-bedroom bonds $420. Four-bedroom bonds sat at $480 a week. Half of new bonds sat between $350 and $455 a week. Fair Trading recorded 124 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $300 to $400 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Counts this small swing easily from year to year and should not be read as a trend on their own. Property offences: 1. Violent-related offences: 0. The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode. The two windows are not identical: rents are calendar year, recorded crime is the 12 months to March 2026.
