Cooks Gap is a NSW suburb in Lithgow LGA, matched to postcode 2850 — also covering Aarons Pass, Apple Tree Flat, Avisford and nearby localities. New rental bonds in that postcode had a median weekly rent of $580 in 2025, up 1.8% from $570 in 2024. That is about 16% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Cooks Gap recorded 22 criminal incidents in the 12 months to March 2026. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $600 a week and flats/units at $430. Townhouse bonds sat at $565 a week. Two-bedroom bonds had a median of $450; three-bedroom bonds $570. One-bedroom bonds sat at $340 a week. Four-bedroom bonds sat at $680 a week. Half of new bonds sat between $500 and $674 a week. Fair Trading recorded 858 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $450 to $580 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 7 and violent-related offences 5. Theft made up the largest published share (4 incidents, 18%). Next was Intimidation, stalking and harassment (3). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
