Berry is a NSW suburb in Kiama LGA, matched to postcode 2535 — also covering Back Forest, Bellawongarah, Berry Mountain and nearby localities. New rental bonds in that postcode had a median weekly rent of $682 in 2025, up 4.9% from $650 in 2024. That is close to the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Berry recorded 103 criminal incidents in the 12 months to March 2026, down 1.0% from 104 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $730 a week and flats/units at $460. Townhouse bonds sat at $652 a week. Two-bedroom bonds had a median of $550; three-bedroom bonds $680. Four-bedroom bonds sat at $810 a week. Half of new bonds sat between $584 and $800 a week. Fair Trading recorded 145 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $575 to $682 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 53 and violent-related offences 31. Theft made up the largest published share (41 incidents, 40%). Next was Assault (16). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
