Bar Beach is a NSW suburb in Newcastle LGA, matched to postcode 2300 — also covering Cooks Hill, Newcastle, Newcastle East and nearby localities. New rental bonds in that postcode had a median weekly rent of $650 in 2025, up 4.8% from $620 in 2024. That is about 6% below the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Bar Beach recorded 207 criminal incidents in the 12 months to March 2026, up 3.5% from 200 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $720 a week and flats/units at $650. Townhouse bonds sat at $750 a week. Two-bedroom bonds had a median of $700; three-bedroom bonds $855. One-bedroom bonds sat at $505 a week. Four-bedroom bonds sat at $1,200 a week. Half of new bonds sat between $531 and $795 a week. Fair Trading recorded 1,331 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $500 to $650 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 101 and violent-related offences 65. Theft made up the largest published share (83 incidents, 40%). Next was Assault (30). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
