Avondale is a NSW suburb in Wollongong LGA, matched to postcode 2530 — also covering Brownsville, Cleveland, Dapto and nearby localities. New rental bonds in that postcode had a median weekly rent of $680 in 2025, up 9.7% from $620 in 2024. That is close to the NSW median of $695. Bond medians describe new lodgements with Fair Trading, not every current lease in the suburb. Avondale recorded 84 criminal incidents in the 12 months to March 2026, down 20.8% from 106 a year earlier. These are police-recorded incidents, not convictions, and they are not adjusted for how many people live or visit here. House bonds typically leased at $695 a week and flats/units at $500. Townhouse bonds sat at $720 a week. Two-bedroom bonds had a median of $520; three-bedroom bonds $670. One-bedroom bonds sat at $400 a week. Four-bedroom bonds sat at $800 a week. Half of new bonds sat between $570 and $770 a week. Fair Trading recorded 654 new bonds in the postcode in 2025. Over 2021–2025 the postcode median moved from $490 to $680 a week. Because several suburbs share the postcode, the rent charts are a postcode picture, not a street-level one. Property offences totalled 32 and violent-related offences 25. Theft made up the largest published share (26 incidents, 31%). Next was Intimidation, stalking and harassment (11). The crime series is coded to this suburb name; the rent series, where shown, is the whole postcode.
